You are about to make the biggest purchase of your life. I will identify issues you’ve never even thought.  I will crawl under the home, in the attic and the roof.  I have been trained on what to look for.  Let me provide you with a comprehensive report of your property.

Once you receive the report you can work with the agent or home owner to request repairs or negotiate the price of the home.  You can not afford to pass on an inspection.  Pay a few hundred dollars upfront before you get stuck with paying thousands in unexpected repairs.

The typical cost of a home inspection is too low to pass on.  The questions you really want to ask yourself are; How much does a new roof cost? Is there a leak in the sewer line?  Are the electrical appliances grounded? Contact me immediately after the contract or purchase agreement has been signed.  Before you sign, be sure there is an inspection clause in the sales contract.  Make sure your final purchase obligation is contingent on the findings of a certified home inspection.  this clause should specify the terms and conditions to which both the buyer and seller are obligated.  Having this will allow you to close escrow with peace of mind.

Even the most experienced homeowner lacks the knowledge and training of a certified home inspector.  I’m familiar with code requirements, the proper installation of appliances and fixtures and above all potential safety issues. Are you going to crawl under the house?  Would you know what to look for when under the home? are you prepared to climb in the attic?  Let me do the dirty work and do it right.

Above all, most buyers find it difficult to remain completely objective and unemotional about the house they really want, and this may have an effect on their judgment.  for an impartial review of your home hiring me for a non-bias opinion is in your best interest.  

Its not required for you to be present for the inspection, but it is recommended.  By observing the inspection you will think of questions to ask during the home inspection.  You can learn about the condition of the property and how to maintain it.

At the end of the inspection I will review the report with you to make sure you understand how to read it.  I will also describe the pictures of issues I have found and their locations.  I may also be able to provide recommendations for my findings.

If you are not able to attend the inspection you will still be emailed a comprehensive report.  The report will include pictures with my comments.

I will identify problems, there hasn’t been a home that didn’t have at least a few minor issues.  That doesn’t mean you shouldn’t buy the property.  Instead you can use the information I find to negotiate the price or request repairs to be made before you close escrow. If the seller is not willing to make the repairs at least you are informed on what needs to be fixed.  This will allow you to determine if the home is really in your budget.
